Institute for Sustainability, Dagenham Dock
The Thames Gateway Institute for Sustainability (IfS) was an independent charitable company, majority private sector controlled, set up to promote sustainability research, demonstration and knowledge dissemination. It is made up of a collaboration of world class commercial and academic partners and has strong links with a sister institute in Shanghai. The Institute’s core activities are establishing close-to-market, collaborative research and demonstration projects, using those learnings to promote best practice and support regeneration. The IfS wanted to establish a world class research facility at Dagenham Dock in the Thames Gateway as part of a wider Sustainable Industries Park. It needed to work up initial design proposals and a business case in order to seek funding from the public sector for the development of the building
Creative Places was instructed as part of a wider design team to provide advice on the mix of accommodation to be included in the proposed IfS building. Our work included discussions with potential occupiers to determine requirements for building specification and fit-out and assessing appropriate rental values for office, workshop and laboratory accommodation. We also worked with the wider professional team in progressing the design of hub-type facilities to enable the building to meet the needs of occupiers in the building and in the surrounding Sustainable Industries Park.
Our understanding of the needs of R&D occupiers, appropriate levels of initial fit-out required to attract occupiers and the potential rents achievable for a wide range of specialised accommodation enabled the client design team to provide detailed input to the funding application process.
